1. Who this notice covers

People who:

  • ask to work with us, including from a social reel, an advert, or a referral;
  • contact us about a property they own;
  • use a private property link to send property details and photos;
  • browse this website.

2. What we collect

Partner form

Name, email, phone, how you found us, your message, and your optional choice about news and updates.

Property-owner form

Name, email, phone, postcode and house number if you give them, your message, how you found us, and your optional choice about news and updates.

Private property link

Property details you send: condition, your estimate of value, notes about a mortgage or other secured debt, rooms, and any other notes. Photos you upload.

Technical

IP address and browser user-agent, recorded with the form for security and abuse prevention, and the time you gave your choices.

Campaign tags

If the link you followed includes campaign tags (utm_source, utm_medium, utm_campaign, utm_content, utm_term), we store those tags with the enquiry.

We do not ask for payment card details through these forms.

Storing the details you give us is needed to handle the enquiry. That storage is based on legitimate interests, not consent. Marketing is the only item that relies on consent.

4. Who we share data with

  • Vercel Inc., for app hosting and private photo storage (Vercel Blob).
  • Neon, for the database (Postgres).
  • Our email provider, for internal notifications to our own mailbox, when that is switched on.
  • Professional advisers or partners, only with your knowledge, when needed to progress something you asked us about. If you are a property owner, we will check with you before sharing identifiable details.
  • Authorities, if the law requires it.

We do not sell your personal data.

5. International transfers

Some providers (for example Vercel, which is US-based) may process data outside the UK. Where they do, we rely on UK adequacy regulations, or on the UK International Data Transfer Agreement or the UK Addendum to the EU standard contractual clauses.

6. How long we keep data

  • Enquiries that do not go further: up to 24 months after last contact, then deleted or anonymised.
  • Active files and photos: while we work together, and for up to 6 years afterwards where we need them for contractual or legal records.
  • Private property links expire after 14 days.
  • Marketing details: until you unsubscribe.

7. Your rights

You can ask for access, correction, erasure, restriction, or objection, and for portability where it applies. You can withdraw consent where we rely on it. Email info@udsolutions.co.uk. We reply within one month. You also have the right to complain to the Information Commissioner (ICO) at ico.org.uk.

8. Security

Only authorised people can open records. Private property links expire. Photos are kept in private storage. The site is served over HTTPS.

9. Cookies

This site uses essential cookies only. We do not use analytics or advertising cookies. Strictly necessary sign-in cookies are set only for our staff. Public visitors get no cookies from this app. If that ever changes, we will update this notice and ask where the law requires it.

10. Children

Our services are for adults aged 18 and over. We do not knowingly collect data from children.

11. Changes

We may update this notice. The “Last updated” date will change. If a change is important, we will say so on the site.
